On the heels of opening the Molecular Physiology Institute (DMPI) and West Village Research Lab, many other Duke researchers wanted to join the burgeoning research campus in downtown Durham.

01. The Issue

Much like DMPI, there were a host of challenges to overcome with the chief building of interest. Once again, Duke would need to negotiate a lease to redevelop a historic American Tobacco warehouse involving several forms of tax credits with an owner that was eager for a signed lease well before many burdensome details were resolved. 

02. The Solution

Again, Duke engaged Davis Moore to look after its interests: project feasibility and cost.

03. The Benefit

Beyond the traditional project management and cost saving benefits, Davis Moore was able to structure a phased occupancy that allows Duke to comfortably grow into the full 120,000 square foot commitment over a two year period.
